A team of experienced executives with deep roots in the real estate investment sector lead Lubert-Adler Northeast Regional Center. They are respected industry veterans who have demonstrated success in originating and closing transactions, developing relationships with operating partners, fund and investment management and day-to-day oversight of the administration of the portfolio.

Dean Adler

CEO and Co-Founder

Born and raised in Cleveland, Ohio, Dean S. Adler is CEO and Co-Founder of Lubert-Adler Partners, L.P., a real estate equity firm with over $7 billion in equity and $17 billion of assets under management. Dean is Head of the Investment Committee, and is responsible for leading the strategic direction of the team. Lubert-Adler invests on behalf of, among others, 30 major university endowments, state pension funds, and major foundations. Prior to Lubert-Adler, Dean graduated magna cum laude from the Wharton School of the University of Pennsylvania. He also holds a J.D. degree with honors from the University of Pennsylvania Law School and was an instructor at the Wharton School between 1981 and 1983. Subsequently, he worked at Ernst & Young, Baker and Hostetler and CMS. Currently, he is an Executive Committee Member and Research Sponsor for the Zell/Lurie Real Estate Center of The Wharton School and currently serves on the board of directors of Bed Bath & Beyond (NASDAQ: BBBY). He has been a keynote speaker for national real estate organizations such as the Urban Land Institute and the International Council of Shopping Centers. Ira Lubert

Chairman and Co-Founder

Ira M. Lubert is Chairman and co-founder of Lubert-Adler. He is also the co-founder of LLR Partners, Quaker Partners, LEM Capital, LBC Credit Partners, and Patriot Financial Partners, which along with Lubert-Adler constitute Independence Capital Partners, a family of private equity and real estate funds. Mr. Lubert has over forty years of experience in real estate and private equity. Prior to co-founding Lubert-Adler, Mr. Lubert co-founded several other businesses, including TL Ventures, within the family of Safeguard Scientifics, Inc. (NYSE: SFE), an early-stage venture fund; Radnor Venture Partners, L.P., the first venture fund managed by Safeguard Scientifics; and GF Management, a hotel ownership and management company. Mr. Lubert is a 1973 graduate of the Pennsylvania State University, where he received a Bachelor of Science degree in Human Development, with a major in Hotel Management. In 2006, Mr. Lubert was the recipient of The Distinguished Alumni Award, which is the highest honor presented by Penn State to an outstanding alumna or alumnus. Mr. Lubert also serves on the Board of Trustees of the National Constitution and the Franklin Institute. He previously served on the Board of Trustees of the Pennsylvania State University and Thomas Jefferson University, as well as the Board of Directors of PREIT (NYSE: PEI). Mr. Lubert is also a past chairman of the United Way Campaign of Philadelphia and an active recruiter for the Alexis de Tocqueville Society of the United Way. READ MORE

Gerald A. Ronon


In addition to Mr. Ronon's duties with the Regional Center, he is President and Chief Operating Officer of Lubert-Adler. Mr. Ronon is a member of Lubert-Adler's investment committee, asset management committee and regulatory compliance committee. He is responsible for originating and closing transactions, developing relationships with operating partners, fund and portfolio management, as well as day-to-day oversight of the administration of the firm. Mr. Ronon has more than twenty-five years of experience in the real estate investment sector, including more than a decade at Lubert-Adler. In between his current and a prior engagement with Lubert-Adler, Mr. Ronon was the founder and Managing Partner of Cheswold Real Estate Investment Management. Previously, Mr. Ronon was a principal at LaSalle Advisors and its predecessor, Alex. Brown Kleinwort Benson Realty Advisors; prior to that he was senior associate at Linpro/LCOR, a development firm. Mr. Ronon earned his A.B. from Princeton University. READ MORE

Stuart Margulies

Managing Principal

In addition to Mr. Margulies' duties with the Regional Center, he is a Managing Principal of Lubert-Adler. Mr. Margulies is head of asset management. He is responsible for the management and oversight of the firm's existing investments and is also involved in the acquisition of assets in the hospitality and self-storage sectors. He is a member of the firm's asset management, compliance and valuation committees.Mr. Margulies has almost 30 years of experience in the real estate investment sector. Prior to joining Lubert-Adler, Mr. Margulies was Vice President, Special Assets Department, First Union National Bank, and Analyst with Transact Property Company and the Greenwood Group. Mr. Margulies holds an M.B.A. in Finance from Temple University and a B.A. in Economics from Franklin and Marshall College. He is also a member of the Urban Land Institute. READ MORE

Michael Phillips

Managing Principal

In addition to Mr. Phillips' duties with the Regional Center, he is a Managing Principal at Lubert-Adler, responsible for acquisitions and asset management. Prior to joining Lubert-Adler, Mr. Phillips was a Partner at Boos Development Group, where he managed the Mid-South office and worked on acquisitions and development. Mr. Phillips has also worked in J.P. Morgan's Real Estate Investment Banking Group. Mr. Phillips graduated cum laude with a B.S. in Foreign Service from Georgetown University. He holds an MBA with honors from the Wharton School at the University of Pennsylvania, where he was a Joseph Wharton Fellow. READ MORE


Senior Vice President

In addition to Ms. Smith's duties with the Regional Center, she is a Senior Vice President at Lubert-Adler, responsible for asset management and acquisitions in the Northeast. Ms. Smith has over 20 years of real estate experience. Prior to joining Lubert-Adler, Ms. Smith was a Director at The Rubin Organization and a Commercial Loan Officer in the real estate department at The First National Bank of Chicago. Ms. Smith holds an M.B.A. from the Wharton School of The University of Pennsylvania, with a concentration in Real Estate, and a B.A. from Wesleyan University. READ MORE

Debbie A. Klis, Esq.

Of Counsel, Ballard Spahr LLP

Debbie A. Klis concentrates on transactional matters in an array of business, securities, and tax issues. She is known for her work with investment management companies, including the formation and operation of EB-5 immigration investment funds, hedge funds, private equity funds, SPACs, real estate funds, oil and gas funds, and international master-feeder structures. Ms. Klis represents developers and others seeking to use foreign investment funds under the EB-5 program to fund their projects, either through the formation of a Regional Center or by joining with an existing Regional Center. She handles all legal aspects of the preparation and filing of Regional Center designation and Regional Center amendment applications, including project business plans, securities offering documents, and corporate documents for compliance with the EB-5 program requirements, and in consulting and advising clients on the EB-5 program as an alternative source of funding for their real estate development or company needs. Dr. Michael K. Evans

Chairman, Evans, Carroll & Associates, Inc.

Dr. Evans is Chairman of an Economic consulting firm specializing in EB-5 immigration analysis, economic impact studies of development projects and new construction, models of state and local tax receipts, impact of current and proposed government legislation, and construction of econometric models for individual industries and companies.
